What the checker looks for
Math
Every line: previously billed + this period + stored = total to date, balance to finish, percent complete. Every column total. Every summary line from contract sum to current payment due.
Retainage
Retainage on completed work and stored materials against your rate, line retainage against the summary, and earned-less-retainage carried through correctly.
Change orders
Approved change orders added to the contract sum and the schedule of values, change order summaries that add up, and change orders billed but never added to the contract.
Carry-forward
Upload last month's pay app too and we check every line's previous billing and your previous certificates against it.
Paperwork
Missing signatures and dates, blank notary blocks, referenced attachments that aren't there, and backup for stored materials.
